What's Involved?

1.         A Building Energy Rating is carried out on your building based on various drawings, specifications and details of the development. BER assessors are required to follow a standardised procedure as specified by SEI.
2.         A BER certificate and advisory report is then drawn up. This report will provide guidelines on how to improve your rating and thus lower your energy costs.

How much does it cost?
Typically BER Services start from €300. Cost will vary depending the building size, new or old, etc.

We provide very competitive reduced rates for multi dwelling developments. The more dwellings, the cheaper the unit rate per dwelling will be.

You can be sure that the BERs will be carried out in an independent manner as per SEI requirements as TML Energy Services would have no financial or professional gain based on the results of energy ratings other than the fee charged for providing the rating.

BER New dwellings
The regulations apply to new dwellings for which planning permission was applied for on or after 1st January 2007. Transitional BER exemptions will apply to new dwellings for which planning permission is applied on or before 31st December 2006, where the new dwellings involved are substantially completed on or before 30th June 2008 (substantially complete means “all the external walls have been built”).
Among some of the Information required to carry out a BER will include: Building plans, elevations, sections, site plans, detailed mechanical and electrical specifications, construction specifications which would among other things typically include details of U-values for walls, windows, floors, roofs etc.
BER New Non Residential Buildings
The regulations apply to new non-domestic buildings for which planning permission was applied for on or after 1st July 2008. Transitional BER exemptions will apply to new non-domestic buildings for which planning permission is applied on or before 30th June 2008 provided the new non-domestic buildings involved are substantially completed by 30th June 2010.
All BER assessors will be required to follow a standardised procedure using an approved calculation methodology, this methodology is currently being reviewed by SEI. TML Energy services will be able to produce these certificates once the legislation comes into force.
BER Existing Buildings
The regulations apply to existing buildings (dwellings and other buildings) when offered for sale or letting on or after 1st January 2009.
All BER assessors will be required to follow a standardised procedure using an approved calculation methodology, this methodology is currently being reviewed by SEI. TML Energy services will be able to produce these certificates once the legislation comes into force.
